Many licensees have never had an inventory of furnishings and fittings prepared. It is though something which is often required for a host of different reasons. The purchaser of a property naturally wants to ensure that the contents are intact, and as originally seen by him, on the day of changeover; the vendor too might want to make it clear what is personal to him so as to avoid any disputes after completion. The obvious way round this is for an expert to prepare a listing of contents as soon as possible after or even before an offer is accepted.  This would describe each item in brief detail and indicate any furniture, pictures or otherwise to be removed by the seller, thus making it absolutely clear what is and what is not included in the sale. Any issues can then be resolved in good time so as not to delay the sale. It is always better to be safe than sorry.

In the unfortunate event of fire, severe water damage or theft, it is always a good idea to have a list of the contents of the property available. The insurance company will generally accept this if prepared by a reputable company. Settlement can be considerably quicker and will include all items lost.

Tenancy changes are a prime example where the in-going tenant has to purchase the contents from the vendor.
